• Describe the property, never the occupant or a preferred occupant. No steering. No coded neighborhood language.
• Agent owns every number. Do not invent comps, prices, DOM, sqft, taxes, or fees. You bring MLS facts from your tools — this kit does not claim live MLS access.
• No client PII, MLS photos, or real addresses in examples — use placeholders.
• Never write buyer-broker compensation, co-broke, bonuses, or total commission into MLS-bound copy; never invent a fee; never claim brokerage services are free unless you typed that you receive no compensation from any source. Fees are negotiable and not set by law.
• Never call output “compliant,” “Fair Housing compliant,” or “NAR compliant.” Not legal, tax, insurance, or fair-housing advice.

License

Commercial license for your work and client work (see zip LICENSE.txt). No resale of kit files. One purchase is not a company-wide brokerage license.
